Located in the heart of Culver City’s historic Hayden Tract, this 32,000 square foot, ‘50’s era warehouse building has two 25’ high vaulted spaces with curvred glue-lam beams. With an intended use of special events and production, meeting the parking needs and the creation of a single open space were the toughest challenges facing the design team. To achieve the parking count, a subterranean garage was created below the existing structure. To create an open, unified event space the nine existing columns in the center of the building were replaced with two steel columns, 110’ feet apart, supporting a 150’ steel truss which catches the ends of the curved glue-lam beams. Finally, the front bay of the existing building was replaced by a two-story cast-in-place concrete, steel, and wood structure containing the entrance lobby, restrooms, offices, and other event spaces.
